      <image:caption>This project is a collaboration with one of our favourite partners, Lucio, of The Italian Job, who also lives locally and whose showroom is on Moyser Road. Tijs introduced Lou and Lou to Lucio who imports gorgeous kitchens from Italy. “Lucio gave us lots of cosmetic options. Once we worked out the floorplan with Tijs, Lucio then gave us advice on where to put the sink, hob etc. Lucio suggested we close off one kitchen door and turn space under stairs into a proper closet (it was an under-stairs WC), and add a made-to-measure cabinet.</image:caption>

      <image:caption>As they already had an existing extension they didn't want to increase the building’s footprint or encroach on their garden.  The previous floor plan included a middle room that was very dark and had been used as a playroom when their boys were younger.</image:caption>

      <image:caption>Lou and Lou had thought they would use their old sitting room in the winter as it has a wood boiler, but now they say, “we actually use the family room all day, all year round. We use the table for all meals, and we watch TV. I read a book or work on my laptop, all in the same space.” We adore detail and so do Lou and Lou, “I love the exposed brick wall, I think it brings a lot of character to the room. I also love the exposed steels, and the fact the squares at each end mirror each other.”</image:caption>

      <image:caption>Lou and Lou spoke to Tijs in the summer with a plan to start the work in October. Lou says, while they knew it would take at least 5 months, they didn't anticipate how long it would take to make it air and watertight. Tijs and the team set up a temporary kitchen in the living room.  Lou remembers a period that felt very quiet around the Christmas holidays, “that period felt like nothing happened”.  “We didn't appreciate just how cold it would be over winter. Sometimes we would be in hats and gloves downstairs. We wouldn't change it though, because once it was done we had it to enjoy in the summer.”</image:caption>

      <image:caption>Lou recommends checking a couple of things before you commit to the final layout. In their case the oven unit was too high for them to safely take out hot dishes, “think about how tall you are and how high you want to stretch” she says. Their breakfast bar is a real design point and quite high up because there is a step down into the family room. It looks great, but they couldn’t source high enough stools so they had to get bespoke stools made.</image:caption>

      <image:caption>It was so easy - we copied Lucio’s worktops from the show room, and chose the same kitchen units in a different colour. For flooring we went out and looked around shops, we'd speak to Lucio and say what we liked and he would find the same or similar for either less money, or he'd find us cashback deals. We recognised his taste and ability to source, we really trusted him. We're pretty decisive so it was an easy process.”</image:caption>

Sarah would have liked to have changed the internal configuration of the house years ago when their children were small, but they just didn’t have the budget.</image:caption>

But Tijs designed the garden room, the other buildings and the basic layout.” The garden room is currently used by the children to watch TV or play games and has come in useful as a second office. Ian and Jenny plan to add green roofs to the sheds to increase insulation and biodiversity.</image:caption>

After the steps collapsed they took the opportunity to landscape their entire garden and create a new space for their two boys to enjoy at the same time.</image:caption>

It took longer to pull it all together.” Ian had hoped the project would take 4-5 months starting in April but it actually ended in October. You couldn’t look out onto it from the house, or see people in the garden. Now there is a flow between house and garden. The little sheds are amazing and keep everything hidden. The garden room is becoming increasingly the additional room we needed. When the sun comes out we hope it will also become a place from which we can entertain.”</image:caption>

The designer created a 3d design based on their current kitchen layout and then tweaked it to suit their specifications. This was particularly helpful as, due to the pandemic, it meant they could see what their kitchen would look like without traveling to the showroom. Beth, “It’s crazy how quickly it all came out. I was expecting much more mess but everything seemed to be removed without any drama.”</image:title>

He made a bespoke cabinet to fit between the window and back door. Beth says, “I wanted it to be shallower than a standard cupboard as I wanted an uninterrupted view out to the garden.” Paul also put up some floating shelves, cut a shelf for their utility room and boxed in the huge amount of cabling that came with the rewire. The whole project took one month, although without supplier delays it would have taken around two weeks.</image:title>

I sourced and was quite specific about the paint colour (Farrow and Ball - Railings). I also sourced the doors, reeded glass effect sheeting which is stuck onto the glass and wall lights. Tijs and his team are great if you need to discuss your idea and work out the best way to achieve what you want.”</image:title>

We’re really pleased that we chose him and his team to do the project – he certainly went the extra mile for us. Natalie has already started using the space as her therapy room and home office. Paul even gets in there to use it from time to time, and we are VERY much looking forward to hosting our extended family in it when we’re allowed to again! Our young boys Alfie and Raphy also love the new “garage” and can often be found playing in there.       <image:caption>“We had wanted to keep one of the original walls, but during demolition it moved (it transpired the whole garage was only built on a shallow concrete base) so Tijs had to knock it down. This ultimately meant they built an entirely new structure from scratch. Tijs did a great job managing this with our budget in mind. He used 3x3 metre ‘screw’ foundations which he screwed into the clay. He then connected these with a ‘C’ shaped steel beam which was fixed into the foundations of the existing house. All of this was then concreted over to form a new base. It was pretty exciting using the innovative screw foundations – and even Hossein was there to film a video on the day that Tijs put them in (see our social media for this riveting video!). In the end we only went a relatively small amount over budget. Tijs and Hossein also decided it would be best to build the new structure in timber, to keep it as light as possible.”</image:caption>

      <image:caption>The home office also needed a toilet for clients and visiting guests to use. This was added under the stairs in the main house as a cloakroom due to space and planning issues. The project was done entirely under Permitted Development, so there would be no need to put in a planning application with the council. This also meant rebuilding to the original height and that it would still resemble a garage from the outside. We created an internal staircase to lead down to the new room from the main house and have crafted a bespoke false garage door in wood to be added the exterior so the building will still be in keeping with the neighbourhood.</image:caption>

      <image:caption>The original plan was to convert the garage that was attached to their 1930s house near Streatham Common. At that point it was only accessible from the outside, had a pitched, high roof and was built on a steep incline. As Paul and Natalie explain, “It was in pretty poor condition before the project started and there were visible signs of subsidence and structural movement.” “We discussed the build with Tijs and Hossein, the structural engineer, for a long time before it actually started (our first meeting with Tijs was in August 2019!) but in a way this was good as it gave us some extra time to decide exactly what we wanted to do with the space as well as raise the money for the project.”</image:caption>

      <image:caption>Paul and Natalie say, “It was a really collaborative project throughout. One of the things we really enjoyed about working with Tijs is his creativity. His background in design is a real asset and he was great at adapting to new ideas (his and ours) as we went along. Tijs was as creative as possible within the restrictions of the Permitted Development and our budget, e.g. raising the roof height, making it a wooden structure so it was light, and finding a way to connect it to the house. The interior design elements were a joint effort regarding the choice of flooring, heating, windows etc. Tijs provided most of the materials and we sourced others such as the wood flooring, paint and tiles for the bathroom. Some of the materials needed to be hand made by Tijs such as the staircase and “fake” garage doors. Tijs also came up with the idea for the ceiling which consists of large birch wood panels separated by ‘shadow gaps’ created by painting the ceiling black before fixing the wood panels. We believe it is a real triumph! Initially we expected it to take around 6 weeks, however, due to the unexpected additional structural requirements that meant it took longer. We also had Christmas and delivery delays due to the pandemic which slowed things down. In the end it took 10-12 weeks.”</image:caption>

      <image:caption>“We love to reuse and repurpose furniture and materials so when we found out that Tijs shared these values we were really excited to work with him.” Toni and Beth are both keen runners. Toni is an amateur triathlete so they wanted to create a home gym at one end of the garden room and a home office at the other end facing into the garden itself. We settled on full length windows for the office end of the room and bifold doors on the side so they could be opened up in the summer and give a feeling of working and training outside.</image:caption>

      <image:caption>Despite the weather and a skeleton crew we were able to fully finish the inside of the garden room once the final glass panel arrived. Toni and Beth opted for an industrial look using the corrugated tin on the outside and exposed conduit leading to bulkhead lights on white washed block work inside. The flooring is vinyl Quickstep Livyn Balance in Canyon Oak Grey and ceiling, skirting and window ledges are cut from sterling board. The family are now using the room exactly as they had hoped, it’s an office for Toni in the week and Beth on weekends and a gym they both use. They plan to install a green roof in the summer. After saying she was happy to work at the dining table Beth now has home office envy and is working out how she can get herself a space of her own.</image:caption>

      <image:title>Projects - Garden Room, Sherwood Avenue - Things did not go to plan. “We hadn’t cleared the garage out before Tijs surveyed it and when he and his team arrived on day one they discovered the metal structure holding the garage together had corroded at the base and was unsafe so it had to come down.”</image:title>
      <image:caption>Tijs and Beth sat down together on day two and worked out a new design for the garden room incorporating as much of the original material and design as possible. “In just over a week there were four walls and the roof timbers were in, despite the setback we were still on track and Tijs helped us feel excited about the new build even though it wasn’t what we originally planned”. We opted to reuse the tin roof as cladding and insulated the walls on the outside to maximise internal space. We also reused the concrete wall panels by turning them into a path around the garden room and small patio behind.</image:caption>

      <image:caption>The initial build went very fast but heavy rain in October meant the roof had to wait to be finished. Just as the weather cleared up the government announced a month-long lockdown and several members left the team in order not to be separated from their families who live outside London. Despite these setbacks the windows and frames arrived. The delivery driver (not part of our team!) broke a pane of glass meant for the bifold doors. “Tijs was absolutely gutted that the delivery driver had broken a pane of glass as covid meant lead times were already longer to get a replacement but he secured the door so we could move furniture and equipment into the gym/ garden room and start to use the room anyway.”</image:caption>

      <image:caption>Coronavirus caused some understandable delays and as Robin recalls, “We also had a lot of rain during the initial part of the build, the foundation stage! It was very muddy but the guys soldiered on!” Robin and the the first architect didn’t have a great relationship but once the second architect was on board things got better. “There were some delays with design and specification and Tijs was always happy to react and change designs etc at short notice.”</image:caption>

Their goal was to build an eco home the whole family could grow into. Robin says “I always wanted an eco build but didn’t fully understand what that entailed in terms of design, specialist trades and cost! The econess took over the whole thing and became a bit of an obsession.”</image:title>

      <image:caption>But it was well worth it. Robin says his favourite bit of the building is its “eco ness”. “It’s not like anywhere I’ve lived. It barely needs heating, for example the heating has been going off at 10am and staying warm all day, even when it’s zero degrees outside. I like monitoring the solar output, although we could do with a bit more sun and I’m really looking forward to seeing the wildflower roof in the summer.” “We have a great relationship with Tijs and his team. Tijs is a good guy, trustworthy, approachable and knowledgeable and we have a laugh. Really happy they were the contractors as they were one element of the build that wasn’t stressful. I wouldn’t hesitate to recommend him and will definitely use him again. The whole experience has been great. It’s a lot of work and extremely stressful at times, but overall very satisfying.”</image:caption>
